Also called "multifamily", though that label is less appropriate for hotels, and even less for dormitories.
High Rise
[!info] A high rise building has an occupied floor more than 75 feet above the lowest level of fire department vehicle access.
Mid Rise
Garden Style
Outdoor-style complex of multiple 1-3 story buildings.
They typically have a "clubhouse".
Garden Style projects are typically wood frame, though some municipalities in south Florida require block construction due to hurricane standards.
High Density
Essentially a catch-all category for residential projects that don't fit the previous.
Examples include:
- Multi-story wood frame building above concrete podium or wrapped around concrete parking structure
